Dilapidation inspections are now a vital part of the construction or demolition process. A dilapidation report is a written and visual assessment of the state of the surrounding land and structures around a construction site. It is conducted before, and post construction works, to detect any changes to the inspected areas. Commercial, industrial, residential, and council assets Dilapidation Inspections are all covered by VS Dilaps.
A dilapidation report is a document that provides a detailed record of the condition of a property before construction or development work begins nearby. It involves an inspection of the surrounding structures and properties to identify any existing defects or damage. The report is intended to protect the interests of both the property owner and the developer or builder, as it establishes a clear record of the property’s condition prior to any construction work. The report includes photographs and comments made by the inspector during the inspection. A dilapidation report also be prepared after construction work has been completed, to document any damage that may have occurred as a result of the construction activities
In addition to documenting all the damages, we also capture a significant number of high-quality images of the entire site area, including facades, boundary walls, and infrastructure within the site boundaries and the surrounding area. We use advanced digital SLR cameras to take high-resolution still images, which can be provided in both bound booklets and digital formats for more detailed analysis. The bound report includes a summary of the findings, plans showing the location of each photo, detailed descriptions of all visible damages, and a section for other interested parties to “sign off” on the report. All images are printed in high resolution, two per page.

Why Dilapidation Report is Important?
While this field of work may not be appealing to everyone due to its susceptibility to threats or bribes, it is still a crucial aspect for the success of a project, particularly for building contractors and developers. Therefore, there are several reasons why obtaining a Dilapidation Inspection is vital, which are outlined below.
- Obtaining a dilapidation report before commencing construction work and ensuring that all parties involved acknowledge the report can provide evidence to counter false claims and actions. Often, building contractors and developers are blamed for alleged damages caused during construction work, which can lead to opportunistic building owners attempting to obtain free repair sessions. Without evidence to prove otherwise, contractors and developers can be held liable for these damages. However, having a dilapidation report can serve as proof and protect against fraudulent claims made by such individuals.
- A dilapidation report can offer a comprehensive overview of the current condition of a building, including detailed photos, videos, and written content. This information can be used to design a construction program that minimises potential damage or impact on adjacent buildings. By thoroughly assessing the overall status of nearby buildings, the report provides a clear picture of the surrounding environment, which can help to avoid any vibration, movement, or other activities that could cause damage.
- Obtaining a dilapidation report can save you a significant amount of money, as it can protect against fraudulent damage claims made by opportunistic building owners. With the report as evidence, you are not obligated to spend any money on a claim made against you.
- Attaining a dilapidation report can foster strong relationships between parties involved in the construction project. When neighbouring building owners are aware that the report’s purpose is to protect them and that the contractor is taking the initiative to conduct the report through a third-party contractor and paying for it, they are reassured and more at ease. This can lead to a sense of trust and stronger bonds between both parties.
